Frequently asked questions
Clear answers to common questions.
If there is anything else you would like to know, just get in touch and we will be happy to talk it through.
How much does property management cost?
Castle Gate’s management fee is 5% of the monthly rent. It can be invoiced monthly or quarterly, depending on your preference.
Does Castle Gate collect the rent?
No. Your tenant pays rent directly into your nominated bank account, so you retain direct visibility and control of your rental income while Castle Gate manages the day-to-day tenancy and tenant communication.
What is included in the management service?
Your service can include tenant communication, routine inspections, maintenance coordination, important-date reminders, property records and regular landlord updates. We agree the exact level of support with you before management begins.
What happens when a tenant reports a repair?
The tenant contacts Castle Gate directly. We assess what is needed, obtain written quotations where required, coordinate the contractor and access, and keep you updated through to completion.
Can I use my own contractors?
Yes. We are happy to coordinate contractors you already know and trust, or we can arrange suitable local tradespeople when needed.
How often are property inspections carried out?
We agree a suitable inspection schedule with you based on the property and tenancy. After each visit, you receive a clear update with photographs where appropriate.
Can you take over a property with an existing tenant?
Yes. We can take over the ongoing management of an existing tenancy following a straightforward handover of the tenancy documents, contacts and relevant property records.
Do you manage individual properties and portfolios?
Yes. Castle Gate can support landlords with one rental property as well as those with a growing portfolio, with the service tailored to the level of support required.
